What Happens Next?

Once we have assessed your application and confirmed that you meet all of the eligibility requirements, we will send you an Eligibility Certificate.

How Long Is the Certificate Valid?

Your Qualification Certificate is valid for 18 weeks from the date it is issued.

Need a New Certificate?

If your certificate expires before you complete the purchase, you can apply for a replacement certificate.

To reissue a certificate, we normally require:

  • Your most recent 3 months' payslips or income information
  • Confirmation of your current mortgage offer or mortgage in principle
  • Recent evidence of minimum 5% deposit

This allows us to confirm that you still meet the financial eligibility requirements before a new certificate is issued.

What happens after you receive your certificate?

Once we issue your Community Housing Scheme eligibility certificate, we will pass your details to the Council’s Legal Services team.

Legal Services will then work with your solicitor as part of the normal house purchase process. This means the legal work for the Council’s shared equity loan will run alongside your usual conveyancing, mortgage and property checks.

Before Legal Services can issue the legal pack and authority to proceed letter, they will normally need confirmation of:

  • your first mortgage amount; and
  • any cash contribution you are putting towards the purchase.

Your solicitor will then need to provide the required legal undertakings. Once these are received, Legal Services will issue the authority to exchange and, at the correct stage, arrange for the Council’s loan money to be released.

The Council's legal process is designed to fit in with your house purchase. The time it takes will depend mainly on your solicitor, your mortgage lender and the usual legal checks for buying a property.
