1. Documents to Prove Financial Eligibility

You must provide evidence of your income, mortgage eligibility and any other funding arrangements.

Mortgage Evidence

Evidence required includes:

  • A Mortgage Certificate, Mortgage Promise or Decision in Principle that includes the names of ALL Applicants
  • You must provide mortgage information even if you do not need a mortgage, cannot get a mortgage, or have been declined a mortgage.
  • A letter or email from a mortgage lender confirming the maximum mortgage available to you (and any joint applicant), if the wording “maximum” or “up to” is not shown on your Mortgage Certificate, Mortgage Promise or Decision in Principle.

This helps us assess the maximum amount you could borrow, which may differ from the amount you originally applied for.

Employment Income Evidence

  • Your last 3 months' payslips
  • The joint applicant’s last 3 months' payslips (if applicable)
  • Your most recent P60
  • The joint applicant’s most recent P60 (if applicable)

Self-Employment Income Evidence

  • Business accounts covering the last 3 years
  • The joint applicant’s Business accounts covering the last 3 years (if applicable)

Benefits Income Evidence

Evidence of any benefits received by any applicant such as an award letter or last 3 months statements showing payments received

Examples may include:

  • Universal Credit
  • Personal Independence Payment (PIP)
  • Attendance Allowance
  • Carer's Allowance
  • Child Benefit
  • Pension Credit

Retirement Income Evidence

If you are retired, unable to obtain a mortgage due to age, or no longer able to work, provide:

  • Pension payment statements for the last 3 months
  • Your latest annual pension statement
  • Details of any allowances or additional income

Evidence of Your 5% Deposit

You must show that you have enough money available to pay at least 5% of the purchase price from your own funds.

Examples of evidence you can provide include:

  • Recent bank or building society statements showing the funds available.
  • Recent Savings account statements.
  • Recent Investment or ISA statements showing funds that can be accessed for the purchase.
  • Confirmation of funds held by a solicitor or conveyancer.
  • Recent Evidence of a gifted deposit, such as a gifted deposit letter and supporting bank statements.
  • Recent Evidence of proceeds from the sale of another asset where those funds will be used towards the purchase.

Additional Funding Evidence

If your mortgage, deposit and Council Loan do not cover the purchase price, you must provide documentary evidence showing how the remainder of the purchase will be funded.

Examples may include:

  • Savings statements
  • Investment statements
  • Gifted deposit confirmation
  • Proceeds from the sale of another asset
  • Other available funds

Evidence of Agreed Purchase Price

Evidence (i.e. a letter or email) from the seller or estate agent confirming the agreed purchase price required
