Local Land Charges Section
The purpose of the Local Land Charges Section is to maintain the Local Land Charges Register and to provide Solicitors, Conveyancers and prospective purchasers or sellers of a named property or piece of land within Ceredigion, with information by means of a local authority property search document.
Over the past few years the Local Land Charges Section of Ceredigion County Council has undergone changes in order to implement and meet the demands of new legislation relating to the housing market and property searches.
To improve the service of the Local Land Charges Section and to enable the public to become more involved in the buying / selling process of their property the Authority has introduced an on-line search application and payment facility. The simple application form incorporates a payment and transfer of plan facility.
Since the introduction of a computerised search system the turn-around for an official Local Authority search has improved greatly with a 100% of searches being returned in 5 days.
If you are contemplating buying property you should be aware of the need to have a property search. This property search should provide information in reply to enquiries covered by the official property search form, known as CON 29 (R), as issued by the Local Government Association and used by the local authorities. You have a choice on the type of search you purchase.
A property search carried out by the local authority will provide information on entries contained in the Local Land Charges Register, give up-to-date information on matters which affect the property and full replies to the specific questions on the CON 29 (R) form, such as:
- Has there been any unauthorised development?
- Possible road improvement schemes and new layouts?
- Contravention under the Building Regulations 2000?
